Home Staging has been around for a long time. Because of our current economy, more and more realtors and home owners are turning to home staging professionals for consultation and/or to proceed with turning their homes into a showcase.

If you are looking for that ‘edge’ above your competition, home staging is something you want to consider. And maybe you have an eye for design, color and organization skills – if you are on a tight budget, then learning some home staging tips would be a real benefit for you.

Tip #1 – Watch TV:

There are lots and lots of DIY shows on TV these days. And they really can help you to turn your home into what buyers are looking for. Pay attention to the little things that will make a big difference in your home. Especially furniture placement which can help a smaller room to appear bigger. Painting will not only make your home more appealing to a buyer, it also will add value. Use neutral color choices and decorate with pops of color to give interest in bedrooms, living rooms, etc. Making those small repairs in your home will be a huge benefit that shouldn’t cost you too much. Look at doing little things like these and you will start seeing more showings and buyers making offers!

Tip #2 – Clean it Up:

The best thing you can do today, right now…clean your home from top to bottom, inside and outside, and get rid of all the clutter. Yes, it is a big chore. But you can always ask family and friends for their help and then maybe provide lunch or pizza to reward them for their efforts. You will see a big difference in how buyers will look at your home once it is clean, neat and organized. And please don’t forget to take down all the magnets, kids art work and shopping lists from your refrigerator. Also remove all your personal family photos. These are distractions to your potential buyer. You want them to see your home and not be distracted by your personal things.

Tip #3 – See the Competition:

Go to as many Open House’s as you can in and around your neighborhood. So many property owners that are trying to sell their homes do not know their competition. You may know the square footage, the lot size, what the asking price is and some other features of the homes for sale in your area. But, knowing if your competition is clean, organized or even staged will help you to decide what you need to do in order for your home to sparkle and shine to get your buyers attention! Take notice of their curb appeal of the home from the street. Compare that to your curb appeal. Do the same for the back yard and other landscaping.
