Tips For Staging Your Home

If you are planning to sell your house you must look at your property as if you had never seen it before. If you can’t do that, your home will probably remain your home because you will limit the number of buyers who may be able to visualize the home as their own.

Curb Appeal

Look at other properties for sale in your area then look at yours as you remember to think like a Buyer. Is there anything you could do to make your property stand out? A few dollars spent in landscaping or simply taking the time to manicure and add some color with flowers may be all that is needed.

Home Staging

Remove personal items, family pictures, knick-knacks, and clutter. Take everything stuck on or sitting on the refrigerator off. Clear off the counters, especially in the kitchen, but do not forget the bathroom counters.

If you have a microwave sitting on the kitchen counter or taking up space somewhere else and you have a vent hood over your stove now is the time to spend a few hundred dollars by installing a vent type microwave over the stove. Several square feet of usable space could get you much more then you have spent.

Pack up those toys and just leave a few favorites that can be stored neatly when your house is being shown. The same is true for any pet toys, plus do not forget to put their food dishes out-of-sight during showings. If you have pets and you think there may be times that you will not be available when your house is shown, you really need to consider a cage just for those scheduled showings (Remember some people are afraid of dogs; allergic to cats or dogs; and you do not want to limit potential buyers).

Go through every room, closet, cabinet, and the garage and pack up every item you do not absolutely need. After packing all the items mentioned, find somewhere away from your home to store them. If that is not possible put them where they are completely out of the way and hopefully out of sight.

Now start cleaning or hire a cleaning service.

Make Minor Repairs

Walk through the inside of your house slowly opening doors and drawers as you go. With paper and pencil in hand make a list of anything that needs repair.

Repair those holes, even tiny, and dings on walls. Check under sinks and around all water sources for leaks. Repair, replace and/or clean flooring. If you have wallpaper check seams (there are products to reglue them). It is always a good idea to repaint as many rooms as possible but if you are unable to repaint just make sure all rooms are a nuteral color. You may love those dark colors but again you are limiting potential buyers. Even people who know it’s only paint, know to change it they have to paint.

Lighting

Open drapes, curtains and blinds. The more natural light the better. Replace any burned out light bulbs and in rooms without tons of natural light, leave on the light fixtures if possible.

Smells

We become used to smells in our home. Ask someone who will be honest with you to come take a sniff of your house. Sounds silly but it could make your house win over another.

Don’t Over Stage

There are ways to make a home look lived-in without making mistakes as mentioned above. If you need help there are people that specialize in Staging. Also many Realtors are great Stagers and they know what people are look for when they view a home.

Helpful Tips

You can use Olive Oil to clean those stainless steel appliances.

If you run out of spackle while filling those nail holes you can use white tooth paste.

Home staging shows your home in the best light possible by making your home look like a model home so taking on the task of staging it yourself can be a big one. The advantages of staging your home are numerous with the possibility of multiple offers and a shorter number of days on the market being just a few of the benefits you could enjoy.

Crank up the curb appeal – When it comes to selling your home the curb appeal, also known as the first impression the buyer will see, is crucial. Clean the exterior of your home by pressure washing the siding, cleaning the gutters to prevent sagging and landscaping the walkway leading to the front door. You don’t have to spend thousands of dollars on landscaping because a few hundred dollars in plants and flowers will go a long way.

Clear away cluttered spaces – Cluttered counter spaces and rooms steal valuable square footage and make home buyers think the rooms are smaller than they actually are. Leave room for only the essential appliances on the kitchen counters and clear away any unused furniture or storage containers in bedrooms, family rooms and home offices.

Add complementary accessories – Staging your home isn’t just about clearing away the clutter because a home that is too bare will make the home seem like it lacks personality. Use accent pieces and accessories that complement each other. For example, a round coffee table will help a living room with large chairs and sofas feel more open and flow better.

Shuffle furniture so each room has a purpose – Sometimes when you live in a home for a while a room can lose its original purpose because you found a better use for the space. This frequently happens in casual living environments when the dining room becomes an office or catch-all space. Once you have decided to sell your home make sure that each room has a purpose and that the space is clearly defined so home buyers aren’t ticking away dollars for a perceived loss of space.

Finish any deferred projects – Occasionally we all take on projects that end up being far more time or labor intensive than we can handle. Before putting your home on the market be sure to finish all of your? “some day” home projects to give your prospective buyers confidence that they are buying a well cared for home. These projects can be as simple as changing out dead light bulbs and as complex as finishing a deck. Either way, they need to be done!

Rent furniture or accessories to fill in empty spaces – Like most people, you live in your house and your furniture may be showing signs of significant wear and tear. To keep your home looking fresh you should consider replacing aged furniture with rented newer looking pieces. You can also rent accent pieces like vases, dishes and more.

Wash your windows and open the shades – Probably the most laborious task on the list, washing your windows on the outside and on the inside will make a big difference in the way your home shows. Clean windows show off the views around your home while showing buyers that you take pride in your home’s appearance. A win-win all around.

Staging your home by yourself can be a daunting task but knowing where to start and what steps will help you achieve the most benefit from your time invested will increase your chances of selling your home faster and for more money than comparable properties in the neighborhood.

2.) Fresh & Smells Good. People buy homes on emotion, and your 5 senses are a direct path to your brain. If a home smells and looks “funky,” “doggy,” “smoky,” or if the stove is coated with cooking gone bad – The home is off their list. Just like you would detail your car to sell, invest in clean and spotless carpets, patched, repaired and freshly painted walls and new appliances if the old have seen better days. Be wary to skip this step and take the low road with room refreshers, candles and stove burner covers – Potential buyers are not fooled.

3.) Color. Any advertising executive will tell you color is key to properly packaging a product; and a listed home is just that, a product. Update yourself on the latest color trends in wall color, appliance, fixtures, etc… and apply it to your target buyer. For home staging, use earthy, calm tones for the bigger areas such as wall color and add pops of saturated colors in the details; such front doors, accessories or annuals.

8.) K.I.S.S. On the opposite note, don’t over accessorize, go over-board with the lifestyle tips or create “store bought theme” rooms (i.e. Chef-with-a-Hat Kitchen or Anniversary Bathtub area complete with Champagne bottle.)

9.) Appeal to a Target Buyer. Consider “WHO” the ideal buyer is that will be interested in the property, and market the property accordingly. From advertising photos to furniture, consider who will find this appealing and desirable.
